RealPage Changes Algorithm to Prevent Rental Price Collusion

  • RealPage has agreed to change its algorithm to prevent rental price collusion.
  • The agreement with the U.S. Department of Justice aims to restore competition in the rental market.
  • The company did not acknowledge wrongdoing and is not subject to financial sanctions.

The company RealPage has agreed to change its algorithm following an agreement with the U.S. Department of Justice, which arose as a result of an antitrust lawsuit that claims that landlords used it as a tool for coordinating rental price increases. The agreement, announced on November 25, 2025, aims to restore free competition in the rental market for millions of American landlords.

According to the terms of the agreement, RealPage will no longer allow users to access current data for determining rental price recommendations. All public information that is used for training the algorithm program must be at least a year old. Previously, the company received sensitive information from landlords, which allowed them to better see how competitors set prices for their properties.

According to the antitrust department, this led to increased prices in the rental market, as landlords could set higher prices, using competitive moves, such as the benchmark month of rent.

RealPage did not acknowledge its wrongdoing and is not subject to financial sanctions, but it agreed to oversight from the court, which will last three years to ensure compliance with the agreement.

This agreement is also part of a broader initiative, in which several states, including California and New York, have enacted laws to combat algorithmic pricing that has created a monopoly among landlords across the country.
